🌴 1960: The Beginning
The story of The Villages began in 1960 when businessman Harold Schwartz purchased land in central Florida and developed a mobile home park called Orange Blossom Gardens.

Harold Schwartz
Harold Schwartz (1910 – 2003) was the visionary businessman who founded what would eventually become The Villages, one of the largest and most successful retirement communities in the United States.
Originally from Chicago, Schwartz began his career in advertising and mail-order real estate. In the 1960s, he purchased land in Central Florida and began developing small mobile home communities. Over time, with the help of his son, H. Gary Morse, the development evolved into the master-planned lifestyle community known today as The Villages.
His innovative approach focused on affordable housing, lifestyle amenities, recreation, and community spirit — a formula that transformed the retirement living industry.
Harold Schwartz is buried beneath a statue of himself in Spanish Springs Town Square in The Villages — a tribute to the man who started it all.
His vision was simple:
Create an affordable, safe, and friendly place for retirees to live.
Though the first park struggled financially, Schwartz and his family believed in the concept and continued improving the community.

In the 1980s, Harold’s son Gary Morse took over development. He re-imagined the project and introduced:

In 1992, the community was officially renamed The Villages, reflecting the idea of several connected neighborhoods—each with its own town square and personality.
